18.05.2026 07:01The most expensive private housing in Ukraine is concentrated in Lviv and Kyiv, where the average price of a house is around €189,000. The most affordable houses are in Chernihiv, averaging around €25,000 — 7.5 times cheaper than in the capital. This was reported by RBC-Ukraine, citing LUN data.
As of the end of April, the top 5 cities where the price per square meter of a house exceeded or approached approximately €859 included the country’s most in-demand markets.
Prices rose fastest over the past year in Lutsk — by 27% — and in Chernivtsi — by 23%. Significant growth in the range of 15–17% was also recorded in Uzhhorod, Lviv, and Cherkasy. According to the publication, the security factor remains the key driver affecting the market.
The lowest prices for private houses are in cities near the front line or the border. In Mykolaiv, a square meter costs around €365, in Zaporizhzhia — around €378, and in Chernihiv — around €391. In Mykolaiv, Zaporizhzhia, and Dnipro, prices fell by 1–5% over the year.
It was previously reported that the most expensive cities for buying apartments are located in the western regions of the country. At the same time, in Kyiv the “missile factor” no longer has as strong an influence on prices as it did in the first years of the war.
As ZN.UA wrote, buyers’ priorities when choosing an apartment have changed. Newly built residential complexes offer not only modern utilities — quality water and heating supply — but also kindergartens, shelters, and other infrastructure within walking distance. As a result, buyers are opting for smaller apartments in modern residential complexes.
