November 27, 2023A recent investigation conducted by analysts from two Ukrainian companies delved into the proportional expenditure of an average salary on renting flats of standard value across regional centers.
According to findings from the real estate platform DIM.RIA and the employment search site Work.ua, renting accommodations can consume as much as 80% of an individual’s income. However, this percentage varies significantly based on geographic location and occupation. The analysis revealed a geographical dependency in the percentage of income spent on rent: areas farther from conflict zones exhibit higher portions of income allocated to housing expenses.
Kherson emerges as the city with the lowest rent-to-salary ratio, where renting a one-room apartment accounts for just 21% of the average income. Slightly higher percentages are observed in Kharkiv (34%) and Mykolaiv (35%). Sumy and Chernivtsi rank among the top five most affordable cities, with a ratio of 39%, notably more affordable among cities situated further away from conflict zones.
Conversely, cities like Dnipro (71%), Vinnytsia (73%), Poltava (77%), Kyiv (78%) and Lviv (80%) exhibit the highest proportion of income devoted to renting a one-room residence. Kyiv boasts the highest average salary of 20,000 UAH, with the average price of a one-room apartment also ranking the highest at 15,517 UAH, resulting in a considerable 78% allocation towards rent expenses.
