30.07.2026 12:06According to OLX Real Estate, in the first half of 2026 Ukrainians were significantly more active in searching for private homes: after the end of winter, interest in suburban property grew by more than 50% in many regions.

The largest growth in demand over the first half of the year was recorded in Mykolaiv, Kyiv, Cherkasy, Odesa, and Dnipropetrovsk oblasts. In Volyn, Rivne, and Ivano-Frankivsk oblasts, demand grew by 24%. Although activity in June declined somewhat compared to the spring peaks, Ukrainians overall searched for suburban property far more frequently than at the start of the year.
The most active months of the first half of the year were March and May. In March, the largest growth in the number of responses compared to January was recorded in some regions, and in May — in others. Meanwhile, in Kherson oblast the market continued to contract: in June demand was 31.5% lower than in January, and compared to May it fell by a further 37%.
Oksana Ostapchuk, head of the sales development division at OLX Real Estate, attributed the sharp rise in demand in Mykolaiv oblast to more affordable housing prices, their decline relative to other regions, and the relocation of people from frontline territories.
“Given the shelling, people are looking for autonomous housing and are probably preparing for winter in advance. The security situation remains the main deterrent for some buyers,” she noted.
Analysts emphasize that there is no direct correlation between the growth in demand and house prices. In Kyiv oblast, the median price over six months rose by 6% — from around €103,000 in January to around €109,000 in June. In Mykolaiv oblast, despite recording the largest increase in demand, the median price of a private home rose by just 4% — to 900,000 hryvnias. In Vinnytsia oblast, prices fell — from around €60,000 in January to around €56,000 in June, even though buyer interest was high in the spring.
In Kyiv, buyer activity in June declined somewhat, but the median price of a private home reached its peak precisely that month. Kyiv and a number of other regions remain the most expensive for purchasing a private home. Lviv, Ivano-Frankivsk, and Odesa oblasts also belong to the regions where the median price exceeds around €78,000 (4 million hryvnias).
The cheapest private homes in June were in Chernihiv oblast — the median price was 474,000 hryvnias — and in Sumy oblast — 897,000 hryvnias. OLX attributes this primarily to the security situation.
RBC-Ukraine previously reported that the private real estate market in Ukraine remains uneven: the highest house prices are traditionally recorded in Kyiv and the western oblasts, while in frontline regions housing costs significantly less. Property prices are influenced first and foremost by the security situation, demand, and regional characteristics.
